For Tenants
Questions about renting, applications, and tenant services
You can apply for any of our rental properties online through our website. Click on a property listing and select "Apply Now". You'll need to provide personal information, employment history, references, and authorize a background and credit check. The application fee is $30 per applicant. Everyone age 18 and over who will occupy the property must submit an application.
The criteria calls for a household income that is 3 to 4 times the rental amount, a work and rental history that are 3 to 4 years old, and a favorable credit history that is 3 to 4 years old. All applicants must be 18 or older and pass a background check.
Rent can be paid through our online tenant portal using ACH bank transfer. You can also pay by check or money order at our office. Rent is due on the 1st of each month and late fees apply after the 3rd.
Maintenance requests can be submitted 24/7 through our online tenant portal. For emergencies such as water leaks, call our emergency maintenance line immediately. Heating and A/C calls are not considered emergencies unless infants or elderly reside at the property. Non-emergency requests are typically addressed within 2-3 business days.

We offer full-service property management including tenant screening and placement, rent collection, maintenance coordination, financial reporting, lease administration, eviction management, and 24/7 emergency support. We handle all day-to-day operations so you can enjoy passive income.

Our comprehensive screening process includes credit check, criminal background check, eviction history search, employment verification, income verification (3x rent minimum), rental history verification, and personal references. We follow Fair Housing laws and apply consistent criteria to all applicants.
Owner distributions are made each month for rent collected in that same month. You'll receive a detailed statement showing rent collected, expenses paid, and net proceeds. Funds are either transferred via ACH direct deposit to your designated bank account, physically deposited to a local bank, or via check, mailed along with your report to the address of your choice.

Absolutely! We specialize in helping first-time buyers navigate the home buying process. We also have information about first-time buyer programs and down payment assistance.
From finding a home to closing typically takes 30-60 days. This includes time for home inspections, appraisal, loan approval, and title work. The exact timeline depends on financing type, seller motivation, and market conditions. We'll keep you informed throughout the entire process.

Listing and selling your property
We provide a Comparative Market Analysis (CMA) which examines recently sold properties similar to yours in size, condition, location, and features. We also consider current market conditions, your home's unique features, and neighborhood trends. This analysis is provided free with no obligation.
Commission rates may be negotiable depending on property price and circumstances. This covers professional photography, marketing, MLS listing, showings, negotiations, and transaction coordination.
